			<content:encoded><![CDATA[<p>Buying my first condo was frightening and thrilling at the same time,  however that experience was full of fun and excitement. Well, here I am now having a great time with my new condo and boy so many things I learned before I finally have this.</p>
<p>The first thing I learned is on how to pick real estate agent I know or at least one who has been recommended by friends. Some can be trusted and some are not, there are so many behind the scenes transactions that you didn&#8217;t know or tell you.  There are times that you will be thinking if the agent you hired really cares if you get a nice deal or not. </p>
<p>I also learned on how to check the construction.  &nbsp;Here in the area where I live a concrete made building is much better, why? Concrete <a href="http://www.royutrealestate.com/roycondosearch.htm" target="_blank">Roy Utah condos</a> will have the higher chance to survive the strong wind of the hurricane that often hit this area. &nbsp;If you want to know what the building is made of and the construction material use, ask the building owner or the realtor.  &nbsp;They will answer all your questions with no hesitations. </p>
<p>Know the exact price.  &nbsp;You can determine selling prices of the <a href="http://www.northernutahhomesearch.com/fine/real/estate/newsearch/lndgname/WestHCondo" target="_blank">condos for sale West Bountiful Utah</a> around you by conducting research. These are public records and free to access by anyone, so you can know the other units sold price last month and compare to the asking price. Negotiate if the seller&rsquo;s expectations are too high.&nbsp; </p>
<p>Never bite too high offer.  I have spoke with some of my friends here in the area and told me that some home sellers are going for more than the asking price.  This is nuts! There are motivated sellers out there and that&rsquo;s what you should look for.  </p>
<p>Spotting motivated sellers. They are not completely motivated to sell if they are still living in their home.  On the other hand if the property is vacant and electricity and water are cut off, you can assure that seller is more motivated to sell, why?  Because they are now paying two mortgages at the same, mortgage for their current property and an empty condo. </p>
